Welcome to The Woods
WE, THE HOMEOWNERS, PROUDLY OWN AND MANAGE THIS COMMUNITY
The Woods Cooperative Association (WCA) is a resident-owned community (ROC). We elect our Board of Directors who then govern within the context of our WCA corporation's by-laws, and existing governmental housing agencies.
OUR ENVIRONMENT IS UNIQUE
Here, in the midst of the pine, fir, redwood groves, and pygmy forest, we enjoy paved, well-lit roads that meander through 43 peaceful acres. The sense of privacy, community, and serenity can be felt immediately. We are located 2 miles inland along the Pacific Coast of Northern California, where some of the most pristine beaches and forests are enjoyed by thousands of visitors each year. Here we enjoy the magnificent coastal environment of our rural enclave, with the convenience of driving distance to the amenities and transportation hub of the San Francisco Bay Area.
OUR HOMES ARE AFFORDABLE
We have 109 spaciously placed manufactured homes in our cooperative. Paul Tay, the architect who designed The Woods, envisioned a senior community of affordable homes in a beautiful setting. For that reason, homes in The Woods generally go on the market for affordable prices comparable to more mainstream neighborhoods in our region.
STAFF IS TOP-NOTCH
Our on-site managerial staff consists of office and maintenance personnel, who are professional, experienced, and knowledgeable about our unique geographic region and its resources. Not only do they assume leadership roles, they are also trained regional firefighters and first responders on our local volunteer fire district team.
OUR COMMUNITY
WHO LIVES IN THE WOODS?
We are a homeowners' cooperative community of 109 households (map of The Woods). Most residents are aged 55 and older.
Members are a diverse and inclusive group. Some of us are lifetime Mendocino Coast locals, and others are relative newcomers to Northern California, originating from places all over the world. Having devoted our working years in a range of occupations and industries, our WCA community is enriched with an array of experiences, perspectives and enthusiasm.
FORMING A COOPERATIVE HAS MADE US MORE THAN NEIGHBORS
Homeowners in The Woods are share-holders of the Woods Cooperative Association, Inc. with its significant land holdings and responsibilities for the business operations that maintain our shared community infrastructure. We positively rely upon each other. All members of the cooperative are invited and encouraged to serve in elected executive roles and in the multiple volunteer-driven committees that contribute to the structural maintenance, preserve the exquisite natural environment, and enhance the social and cultural life of the community. Our WCA is a member of the California Center for Cooperative Development (CCCD) and we work closely with this organization.
